ARCHITECTURAL DESIGN / INVESTMENT DESIGN/
Development of investment projects for: residential (single-family and multi-family), public, commercial and industrial buildings, hotels and holiday complexes.

The Design can be developed in different phases: conceptual, technical or operational.
The architectural design is a defining part of the investment project, as it determines the main characteristics of the objective:
functionality, economy and efficiency in construction and exploitation, vision and aesthetics. All this can be achieved with an individual approach during each stage of the design.
1. The first step is to understand what the Contractor’s expectations from us. For this purpose we: look together at similar sample projects, analyse the possibilities for building the property and survey the situation on the spot in order to assist in preparing a correct assignment.
2. We continue with variants of plans and vision in sketches and schemes until reaching the desired result. This is followed by an accurate drawing of the plans and a 3D development for approval by the client of the so-called conceptual architectural design. During the 3D modeling and construction of the architectural image, options are also made until the achievement of the required result satisfying the client. We develop the building in volume and inspect it from all sides so that the client is sure that he likes it.
3. After the approval of the conceptual design, we start working on the technical design. We draw all drawings with accuracy, taking into account the additional technical requirements of the various types of specialties.
This phase ends with the completion of projects (including quantitative calculations) in all specialties, which are necessary for obtaining a building permit.
4. The technical project can be further developed in the phase of the working project if the contracting authority wishes. This means drawing up and deciding in detail all the details of the project.
Besides the design process, the designer can assist in the organization and conduct of tenders for the selection of the subcontractor/s.
AUTHOR'S SUPERVISION AND CONTROL DURING CONSTRUCTION
This is a process in which the designer (in this case, the architect) monitors and assists in the implementation of the project in accordance with the project documentation. The aim is:
1. Higher quality of the execution of works on the site and fewer errors and omissions.
2. When current problems arise, which often appear in connection with newly emerging circumstances, it is possible to react quickly and make adequate decisions that do not compromise the general technical, functional and aesthetic solution.
3. In addition to author supervision, the architect could take on the commitment of investor control and coordination of the construction process until the project is put into operation.
INTERIOR DESIGN + REALIZATION
The interior project consists of three main parts. Each of them can be ordered separately, but in order to get a result as close as possible to the project, we recommend that you use the whole package:
1. Preparation of a conceptual project
This stage includes:
-conversations and examination of sample projects to clarify what result we should aim for;
- development of options and selection of furniture arrangement and distribution.
- building a 3D model for the approved variant
- visuals and/or videos to get a complete idea of the solution and materials.
2. Preparation of a working project:
Once we have a conceptual project ready, we can continue to work together to prepare a working one. It includes preparation and delivery to the client of all technical documentation containing the relevant plan for:
• premises and distribution of furniture;
• flooring;
• ceilings and exported specific details from them;
• lighting;
• plumbing and electrical installation;
As well as:
• drawings of the furniture with applied dimensions;
• 3D visualization of the final version of the project;
• square footage of flooring, walls, ceilings;
• specification of details to be purchased ready-made;
3. Implementation
After preparing the working project, we can estimate the project and implement it.
This service includes:
- Collection of offers for implementation: construction and repair activities; furniture making; bathroom execution (granite tiles, shower screens and cabins, built-in structures, showers, sinks, toilet accessories; flooring (laminated, three-layer and solid parquet); lighting fixtures; switches and sockets; wallpaper; electrical appliances, white and black machinery.

4. Full author supervision
This type of supervision is applicable only when Verticali selects the subcontractors for each of the stages of the interior project.
Scope of activities:
• Organization, coordination and follow-up of the quality performance of repair and installation activities;
• Order and delivery of the furniture and interior elements;
• Selection of all elements, furniture and furnishing materials;
• Coordination and compliance with the pre-specified schedule.
