PROJECT DESCRIPTION:
The property designated for development - UPI III-28 has an area of 4348 m2. It is located in the "Sliven Mineral Baths" settlement, in the "Recreational zone for resort activities". It is bordered to the north, west and south by other properties, and to the east by a street. There is an existing three-story building on the property. The hydrothermal resources and the natural and climatic conditions of the place are extremely favorable for the development of specialized balneotherapy.
The idea of the Contracting Authority is to re-establish and expand the base to resume the operation of the complex and turn it into a modern and professional sports and wellness balneo complex.
For this purpose, the existing building is renovated and two new volumes are added to it - a northern and a southern body with a warm connection between them. The northern body has a 5-story hotel part, an indoor pool and balneo and spa center on two levels, and the southern part has a 5-story hotel part and an underground level, in which service and technical rooms are distributed: preparation and warehouses for the kitchen; staff battles; boiler room, boiler room, etc.
After the reconstruction and expansion, the complex has a total capacity for 160 people, accommodated in 69 doubles; 4 single rooms and 9 apartments distributed as follows:
Central body (existing building):
- hotel part - 19 double rooms (room - 23 m2; bathroom - 3 m2), 4 single rooms (room - 14 m2; bathroom - 3 m2) and two two-room apartments;
- restaurant with indoor area of 205 m2 and outdoor terraces (on three levels) - 135 m2.
North Body:
- hotel part - 30 rooms (room - 20 m2 and bathroom - 5 m2) and 5 apartments;
- an indoor pool on two levels with a bar, two jacuzzis and a relaxation area;
- the sports and wellness area - with a gym (111 m2) and a spa center (1223 m2) - with two doctor's offices, massage rooms, rooms for mud therapy and water treatments, showers, sauna, steam bath and infrared sauna.
South Body:
- hotel part - 20 double rooms (room - 20 m2 and bathroom - 5 m2) and two two-room apartments;
- technical and service premises.
The main approach for cars and to access the building is from the east. 36 parking spaces are provided for parking in the property.
The construction for all three bodies is planned to be traditional monolithic reinforced concrete with ensured thermal insulation. The roof is flat. Drainage – internal.
The following materials were used for the surface treatment and design of the facades: white mineral plaster, cladding - HPL boards, stone cladding, PVC joinery, glass railings, pergolas.
An architectural image was sought in accordance with the surrounding natural and architectural environment.
