The architectural project suggests that the annex should be located to the northeast in the "G" of the existing building. A new entrance, a lift and a stairwell have been allocated. Four floors with a built-up area have been developed:
first floor - 206 sq.m.; second floor - 201 sq.m.; third floor - 205 sq.m.; fourth floor - terraced - 205 sq.m. The existing building is functionally annexed to the new one. Offices and the existing toilets in the WC, which are used for the new building, are being renovated.
The exposure of the newly designed offices is favorable - east.
In this situation, the extension can be completed without disturbing the integrity and functioning of the existing building. I.e. in order to ensure continuity of the work process of the companies and institutions working in the existing building, the phased construction is included in the design:
-Ist stage: "Extension to an existing building in PI 149, square 502 according to the plan of the town of Nessebar"
- I I -th stage: "Reconstruction and renovation of an existing building in PI 149, quarter 502 according to the plan of the town of Nessebar"
The architectural and artistic image of newly designed and existing buildings are in accordance with the requirements arising from their location and function. The architectural project offers a solution for the inclusion of the object in the surrounding space, which is convincingly linked in terms of functional, visual and stylistic compliance with the predictions of the projects that are in the process of implementation in the contact area and specifically with the newly built Cultural Center. In this way, the existing and the newly designed buildings will become part of a modern complex of the common outdoor space.
The reconstruction project of the existing building aims to improve 3 indicators:
1st - Inclusion – purely visual in the modern environment of the square space (not only binding to the annex);
II - Achieving the norms for energy efficiency of the building through its rehabilitation;
III - Ensuring an accessible environment for people in a disadvantaged position, (meeting the requirements of Regulation No. 4) by improving the surrounding space and the existing entrance and, respectively, by the elevator of the newly designed building.
The existing greening percentage is 30%. The newly built building is partially on a green area/ 201 sq.m/, which leads to a reduction in the % of green areas. The required green area will have to be achieved through roof and terraced landscaping, or vertical landscaping in the green areas.
